Ambitious mixed-use development to feature first-to-market retail brands, top tier chef-driven restaurants, and innovative office space
DALLAS – (October 14, 2024) — On October 14, New York-based Acadia Realty Trust and Dallas-based development firm Ignite-Rebees will break ground on a 161,000-square-foot, creative mixed-use development that will occupy a site on Henderson Avenue that has been vacant for decades. Spanning the quarter-mile stretch of Henderson Avenue between Glencoe St. and McMillan Ave., the development will transform the eastern end of Henderson Avenue into a walkable destination featuring cutting-edge retail brands, top-tier chef-driven restaurants, and an innovative office project. The project is expected to be completed by fall of 2026.
Designed by Dallas-based architecture firm GFF, the Henderson development will comprise 10 architecturally distinct buildings lined with richly landscaped walkways that are pocketed with multiple public spaces. The project will also include 500 subgrade parking spaces. The new development will encompass 12,000 square feet of restaurant space, 75,000 square feet of retail space, and 74,000 square feet of office space. Additionally, nearly a quarter mile of Henderson Avenue will be beautified with new street paving, decorative crosswalks, enriched landscaping, and buried utility lines.
Acadia Realty Trust and Ignite-Rebees also own and operate 120,000 square feet of existing retail and restaurant space along Henderson Ave. Retail leasing for the new development will be performed by Open Realty, a Newmark Company (“Open Realty”).

The development’s office space, branded Henderson East, will feature impeccable contemporary interiors, an array of customized meeting spaces, numerous appealing outdoor terraces, and several luxurious lounges.
Additionally, Henderson East will be the first office project in North Texas to be fully “hotelized,” giving tenants immediate access to top-quality, on-premise food and beverage and a professionally-trained hospitality staff servicing all areas of the project. The interiors of Henderson East were designed by Connecticut-based SETSTUDIO. Office leasing will be managed by Newmark.
